    The appraisal follows several key steps to ensure accuracy:

  1. Appraiser selection: Discuss with your attorney how the appraiser should be chosen for the assignment.
  2. Property inspection: The appraiser physically inspects the property, measuring room sizes, noting special features like modernized kitchens, documenting the condition, and observing whether significant repairs are needed
  3. Valuation date: Confirm the required effective date with your attorney before ordering the appraisal.
  4. Comparative market analysis: The appraiser reviews recent sales of similar homes in the same area, making adjustments for differences like square footage, condition, and upgrades—this is the most common method for residential properties
  5. Report preparation: The appraiser prepares a report explaining the property information, market evidence and value analysis.
  6. When Parties Disagree on Value

    If you disagree with a property fact, provide specific evidence through the agreed contact. Ask your attorney how any dispute about the value should be handled.

    Confirm the fee, payment responsibility, delivery date and any requested follow-up support at engagement.
